§ 2-116. Easement rights
(a) Subject to the declaration, a declarant has such easement through the common elements
as may be reasonably necessary for the purpose of discharging a declarant’s obligations
or exercising special declarant rights, whether arising under this title or reserved
in the declaration.
(b) Subject to subdivision 3-102(a)(6) and section 3-112 of this title, the unit owners have an easement in the common elements for access to their units.
(c) Subject to the declaration and the rules, the owners have a right to use the common
elements that are not limited common elements and all real estate that must become
